IMCO's 1650 Montgolfier Achieves Canada Green Building Council's Zero Carbon Building-Design StandardTM

January 30, 2025 - IMCO is proud to announce its wholly owned industrial building at 1650 Montgolfier (or "the Property") in Laval, Quebec has received the Canada Green Building Council's (CAGBC's) Zero Carbon Building ("ZCB")-Design StandardTM. The Property is one of the first industrial buildings in Quebec and the first industrial development project in IMCO's Real Estate portfolio to achieve this designation. Currently, it is one of three projects (or thirteen properties) within IMCO’s portfolio to achieve CAGBC's ZCB-Design StandardTM or ZCB-Performance StandardTM.

Fully leased to Groupe Robert, one of North America's leading asset-based 3PL provider, the Property addresses the surging demand for green industrial buildings as tenants seek spaces that advance their own net zero and sustainability objectives. The Property's ZCB-Design StandardTM aligns with IMCO's Climate Action Plan, which includes an interim target of a 50% reduction in portfolio emissions intensity by 2030 and a commitment to invest 20% of its portfolio in climate solutions by the same year.

From the outset, IMCO was committed to developing the Property as a zero-carbon building, with careful consideration of the higher associated costs and the long-term value creation. IMCO's leadership and forward-thinking, combined with its development partner Montoni Group's capabilities, enabled the 300,000 square-foot industrial project to be built in accordance with the highest environmental and energy efficiency standards. Key design features include photovoltaic roof panels, optimized water management systems, low-VOC emitting interior materials and a strong focus on air quality. The Property also underwent a life cycle analysis to minimize its carbon footprint and benefits from operating on clean, hydroelectric energy given its location in Quebec.

Not only is it the right thing to do, but it also has the potential for enormous upside, given the increasing demand for low emissions buildings and limited supply."
